How ownership is structured

Foreign buyers can hold freehold title in Brazil. Each purchase is registered in your name at the local registry office, and the management agreement is a separate contract with our operating company.

  • Title in your name, not in a fund
  • Local counsel reviews every deed
  • Management agreement runs 24 months

Two buyers, one process

Income buyer, 48

Wanted one unit with a predictable statement and no involvement in letting. Bought a refurbished one-bedroom in São Paulo.

Let within five weeks of handover, first statement issued on schedule.

Residency buyer, 34

Bought an entry-level studio, then a second unit eleven months later to strengthen the application file.

Both units managed, document set assembled before the application window.

Common questions

Do I need to travel to Brazil?

No. Closing can be handled by power of attorney. Many buyers visit once before signing and once after handover.

Can I use a mortgage?

Some Brazilian banks lend to non-residents, usually at a lower loan to value. We introduce lenders, and the decision stays with the bank.

What happens if a tenant stops paying?

We start the eviction process under the lease terms and cover the legal steps. Rent is not guaranteed during that period.

Is the yield fixed?

No. Yields depend on occupancy, rent levels and costs. The figures we publish are indicative and reviewed quarterly.
